Everything to Know About Season 3 of SYFY’s SurrealEstate

We’re creeping ever closer to the big Season 3 premiere of SurrealEstate on SYFY, promising bigger haunted-house scares and some huge new changes as the series’ tight-knit cast jumps forward in time after the dramatic ending events of Season 2. 

A sometimes-scary, sometimes-funny hour-long SYFY original series, SurrealEstate follows the paranormal exploits of a decidedly niche team of housing specialists under the banner of the Roman Agency (or, perhaps this season, the newly-renamed Roman-Ireland Agency). Led by founder Luke Roman (Wynonna Earp and Schitt’s Creek veteran Tim Rozon), they’re a gang of paranormal pros who clean up more than just construction debris to get their properties into tip-top resale shape: think spirits, ghosts, ancient witches, and maybe even a malevolent unseen force or two built directly into a house’s very walls. 

Season 2 of SurrealEstate aired its finale in December of 2023, so if it’s been a minute since you last checked in (or if you’re totally new to the series), a tidy explainer is probably in order. What is SurrealEstate?

SurrealEstate is right on brand for a SYFY original show. It’s creepy, sinister, and definitely out there when it comes to embracing the freakily inexplicable side of haunted-house stories. Balancing its case-of-the-week storytelling formula against bigger, multi-episode story arcs that define its larger themes, it’s a familiarly fun watch for anyone who’s ever been a fan of supernatural serials like The X-Files or, well, Supernatural itself. 

Rozon stars as Luke Roman, the suave and spirit-sensitive leader of the Roman Agency — the real estate home base where the team game-plans how to conquer each week’s high-stakes housing crisis. In SurrealEstate’s affluent coastal-city setting, there’s always a spirit-distressed property that’s in need of a proper specter sweeping before it can command max market value, and Luke has staffed his real estate outfit with just the kind of specialists who won’t flinch in the face of haunted unseen things that tend to go bump in the night. 

Who stars in SurrealEstate?

At the Roman Agency, the lives of Luke’s dedicated team can entwine  — both with each other and with the hidden spirit realm — in surprising ways, adding an endearing human element to SurrealEstate’s larger story arc, one that tempers the fright factor with plenty of comedy and even some pretty poignant drama. Here’s a closer look at the show’s main characters:

Luke Roman (Tim Rozon)

Gifted since childhood with the ability to sense what’s happening on the other side of our mortal plane, there’s a reason Luke started the Roman Agency as a spirit-specializing property outfit in the first place. He can hear and see the spooky stuff that most other people can’t, and even has a knack for knowing when to tap the brakes if a presence isn’t evil (like the recurring father-son talks he occasionally shares with his long-deceased dad). Luke spent most of Season 2 of SurrealEstate trying to recover his paranormal gifts after losing them in a traumatic episode. But thanks to a momentous late reunion with his long-estranged mother (played by Jennifer Dale), he begins Season 3 with all his familiar spirit-sensing abilities fully intact. 

Susan Ireland (Sarah Levy)

Schitt’s Creek star Sarah Levy — the real-life daughter of Eugene Levy — plays Susan Ireland on SurrealEstate as a more or less equal realty partner to Luke Roman… especially after Luke officially adds her name to the agency’s brand banner in the closing finale moments of Season 2. Susan was a heavy hitter in conventional real estate sales before Luke ever recruited her to his staff in the show’s first season, and his instincts about her aptitude for the work proved to be spot-on. As the gang quickly learns, she possesses telekinetic power and the ability to conjure fire — gifts she begins to refine and master after taking on a few especially gnarly housing flips that push her skills to the limit.

August Ripley (Maurice Dean Wint)

Every good ghost outfit needs its own resident tech wizard, and at the Roman Agency, that role falls to seasoned scientist August Ripley (played by Cube and Hedwig and the Angry Inch acting alum Maurice Dean Wint). Cool, composed, and careful with his well-considered thoughts, August could easily make tons more money (and have tons more funding to play with) in the conventional R&D world. But he prefers the quirky charms of his small-scale ghost-wrangling gig, complete with all the bespoke, low-tech toys that Luke lets him concoct in the agency’s paranormal research room. 

Phil Orley (Adam Korson)

Clad in flannel and usually clutching a coffee mug, Phil Orley (Degrassi, 2 Broke Girls) serves as the Roman Agency’s non-scientific researcher — you know, the kind of guy who actually enjoys deep and dusty dives into a property’s probate records or ownership archives. A lapsed Catholic monk whose religious past keeps catching up with him, Phil’s fate seems headed in a new direction as SurrealEstate’s third season approaches. Like his colleague August, he appeared to be on track to leave the agency for an intriguing new gig as Season 2 concluded…  though we’ll have to wait for Season 3 to see where his story might lead next.

Zooey L’Enfant (Savannah Basley)

Zooey L’Enfant (Wynonna Earp alum Savannah Basley) keeps the front desk flowing as the Roman Agency’s feisty Gen-Z office administrator, all while restlessly looking for a fulfilling career path of her own. Over time, she forms a loyal bond with Susan, which brings out her best after Susan falls victim to a possessive haunted house in Season 2. As Season 2 ends, she seems poised to embark on the long and grueling academic slog through law school… but you can still spy Zooey in the Season 3 trailer above, so we know she won’t be forgetting her Roman Agency roots anytime soon.

Elena Juatco (Clytemnestra Lomax)

Susan’s extended absence from the Roman Agency offices means Luke needs someone to pick up the sales slack, and that’s where Clytemnestra Lomax (Star Trek: Discovery guest actor Elena Juatco) steps in. Typically going by just her last name, Lomax hasn’t shown off any of Luke or Susan’s extraordinary supernatural abilities — at least, she hasn’t so far. That’s totally okay, though, because she’s got just the right personality to not be fazed by the gang’s freaky paranormal dealings. After all, her last gig as the heir to a local funeral home business packed in plenty of up-close contact with death and everything else that lies beyond. 

Megan Donovan (Tennille Read)

Through the show’s first two seasons, Luke has sorta, kinda, almost fanned the flames of an unrequited romance with aspiring medical doctor Megan Donovan (Workin’ Moms’ Tennille Read). Naturally, it’s a good old-fashioned haunting that kicks off their first meeting early in Season 1, after Megan taps the Roman Agency to rid her creaky old up-for-sale home of its metaphysical distress. Since then, the two typically have kept finding reasons to check in on each other — though Megan really begins to light up Luke’s phone in the show’s Season 2 finale. Where is it all headed? We’re not sure just yet! But Read is definitely part of SurrealEstate’s Season 3 cast, so we’ve got to imagine there’re still plenty to reveal about her story. 

What to expect in Season 3 of SurrealEstate

Alongside executive producers Lance Samuels, Daniel Iron, Armand Leo, and Danishka Esterhazy, SurrealEstate creator/showrunner George R. Olson has kept a pretty tight lid on how the show’s third season will follow from the game-changing events that unfolded in the Season 2 finale. 

Luke elevated Susan to full partner status at the end of Season 2, in the process changing the name of “The Roman Agency” to “The Roman-Ireland Agency.” Though she was never far in the background, Susan’s presence was mostly felt rather than seen through much of SurrealEstate’s second season, thanks to a multi-episode storyline that made her a prisoner trapped within the walls of a dangerously possessive beachside house that she originally had bought as her dream home.

It took the full team to permanently sever Susan’s ties with her four-walled captor in the Season 2 finale, an all-out haunted-house standoff that, in its aftermath, nudged each member of the group to reflect on their lives and careers. Those individual epiphanies could spell new directions for SurrealEstate as the show forges forward into Season 3. After the three-year time skip, Luke and Susan will start the season still working together as professional partners, all while Luke himself “is stalked by an old, demonic childhood nemesis who threatens him and everyone he cares about… dead or alive,” according to TVLine.
